Pre-Close Wildlife Checklist – Realtor Version

5 Wildlife Issues That Delay Closings in Gainesville/Alachua County
Check these before inspection to avoid renegotiation

  1. Spanish Tile + Barrel Tile Gaps
    Roof rats slip under lifted tile or through uncapped barrel tile ends. Look for droppings on patio or in pool screen enclosures below.
  2. Soffit Returns & Gable Vents
    1940s-70s homes near Duckpond/Historic District often have rotted soffits. 1/4″ gap = rat entry. Bats need only 3/8″.
  3. Chewed Lead Vent Boots
    Roof rats target lead pipe flashings. Shiny fresh gnaw marks = active. Common cause of roof leaks + electrical fires.
  4. Feces in Attic/Garage
    Rat = rice-size, pointed. Bat = rice-size, crumbles to dust + stains stucco below exits. Both are insurance flags.
  5. Noise at Dusk/Dawn
    Squirrels = daytime scratching. Rats = night. Bats = swarm at dusk from gable vents or ridge caps. Raccoons = heavy thuds.

If you find ANY of the above:

  1. Do not block holes — trapping animals inside causes ceiling damage + odor
  2. Call a licensed wildlife operator before repairs. Bat maternity blackout: Apr 15 – Aug 15
  3. Get a written exclusion plan with warranty. Most Gainesville buyers now require this
