Naps Happen LLC

POTENTIAL WILDLIFE INTRUSION NOTED
Property Address: ______________________________
Date of Inspection: ______________________________
Inspector: ______________________________

During the home inspection, the following conditions were observed that may indicate past or present wildlife activity: Check all that apply.
____ Droppings in attic / crawlspace / garage / yard
____ Gnaw marks on wires, PVC / house / structures / dig holes
____ Rub marks / grease trails at roofline or fascia
____ Lifted Spanish tile or gaps at barrel tile ends
____ Nests / matted insulation / burrows / urine stains / odor
____ Open gaps >1/4″ at soffits / vents, or rooflines
____ Sounds / movement in walls / roof or attic

Gainesville-Specific Risks:
Roof rats are the #1 rodent issue in Alachua County. They enter through gaps in Spanish tile, chewed lead vent boots, and rotted soffit returns. Bat colonies are common in older bungalows near UF and Duckpond. FL law prohibits bat exclusion Apr 15 – Aug 15, which can delay closings 4+ months if not planned for.

Recommended Next Step:
A licensed wildlife control operator can provide a detailed assessment and exclusion plan. This is separate from pest control.

Note: This addendum is informational only. The home inspector does not perform wildlife removal and receives no compensation for this referral. Services are provided by a wildlife contol operator.
